Cheney · dryer repair for homes and rentals
Cheney dryer repair, from EWU rentals to Salnave Road
It starts as a squeak on the morning's first load. By midterms it is a grind you can hear from the kitchen. Gas or electric, stacked or side by side, we diagnose Cheney dryers with a meter and quote in writing first.
- Landlord billing
- Tenant gets the visit, owner gets the invoice
- West Plains loop
- Twenty-five minutes via Cheney-Spokane Road
- Restack included
- Stacked pairs taken down and restacked, no extra charge

That grind is the drum bearings, and it calls for a repair, not a replacement. The job is pulling the drum, replacing the worn bearings, and inspecting belt, rollers and supports while everything is open. We did exactly that on a stacked pair whose light squeak had been ignored until it turned into grinding and vibration, and we make the same call in Cheney most months. Stacked pairs are hard on bearings to begin with, since every load shakes the whole column and a worn bearing sets the closet rattling. The pair has to come down for the repair, which adds a little time, and we restack it level as part of the visit. The earlier we hear the noise, the smaller the job tends to be.
Whatever the noise or the smell, a dryer fault lives in one of four places: heat, airflow, drive or controls. Our diagnostic visits each in turn. We measure exhaust temperature and static pressure at the vent, check the element or the gas valve coils with a meter, test the thermal fuse and thermostats, and spin the drum by hand. On a gas dryer the igniter and flame are watched through a full heat cycle. About twenty minutes in, we know which system failed, and you get one written number with the $99 diagnostic inside it. Decline, and the $99 is all you owe; approve, and the repair usually happens on the spot. If the dryer sits in a shared laundry room, tell us which unit it is and where the breaker panel is.
Cheney dryer faults by house type
| What you notice | What it usually is | What we do |
|---|---|---|
| Grinding drum in a campus rental | Bearings or rollers worn by heavy roommate use | Drum pulled, new bearings and rollers, belt checked |
| Cold clothes after a full cycle | A failed element or fuse, or a gas igniter or coil set | Part replaced, vent tested so it does not repeat |
| Stacked dryer will not start | Door switch worn from years of being kicked shut | Switch replaced, door alignment checked |
| Basement dryer takes two cycles | Long run to the rim joist full of felted lint | Run cleared on site, airflow re-measured |
| Upstairs unit slow since winter | Attic duct or roof cap restricted | Duct and cap cleared, exhaust temperature verified |
| Scorched smell after a long cycle | Lint built up around the heater, or the exhaust blocked | Bumped up the schedule: cabinet and vent cleared, airflow tested |
Three kinds of Cheney dryer
In the rental houses and small multi-family buildings around Eastern Washington University, dryers are stacked in closets, run by five roommates and cleaned by nobody. Those machines can log three hours a day, so elements and thermal fuses wear out early, and door switches stop registering after years of being kicked shut. A lint screen left full through a week of roommate loads is the cheapest dryer fault there is to prevent, and a note on the laundry closet door does more than most repairs. For landlords and property managers, we schedule through the tenant's phone and send the written invoice and warranty to the owner.
The older houses around First Street and the downtown grid, built from the 1900s through the 1950s, keep the dryer in the basement with a long run to the rim joist. Twenty feet and two elbows, ending near a January snowbank, will overheat an electric element and open the fuse on a gas unit. The veteran machines in those basements also bring idler pulley and roller work, and the hood outside often sits low on the foundation, behind snow for part of the winter. Out on the newer streets off Betz Road and Salnave Road the laundry is upstairs, with a duct through the attic to the roof, and since Avista gas reached many of those subdivisions, igniters and valve coils lead the list there.
From our Columbia Avenue shop, the Cheney-Spokane Road gets a van to town in roughly twenty-five minutes, and Cheney shares a West Plains loop with Airway Heights and Medical Lake. Whirlpool, Maytag, Samsung, LG, GE, Kenmore and Frigidaire parts ride on the van, and every gas visit closes with a leak check. A dryer receptacle that reads low on the meter or a breaker that drops when the heat comes on is checked by the same technician, who tells you whether the fault is in the dryer or the home’s wiring. Turnovers between quarters are busy weeks, so landlords who book ahead get the widest choice of windows.

What Cheney dryer repairs typically cost
Bearing, roller and belt work is the most common Cheney dryer ticket, starting at $175. Electric elements on hard-worked campus machines begin at $175, and a thermal fuse or thermostat at $125. These Spokane-area starting prices are for budgeting, not a quote for any particular unit. Owners get the exact figure in writing once the diagnostic is done, with the $99 included, before any work starts, and an ordered part means no second trip fee. For multi-unit owners, each dryer gets its own written number and warranty, so the paperwork lines up with the unit it belongs to.
| Repair | Price |
|---|---|
| Dryer belt, rollers and idler | from $175 |
| Electric dryer heating element | from $175 |
| Dryer thermal fuse or thermostat | from $125 |
| Dryer vent cleaning | from $100 |
| Gas dryer igniter or valve coils | from $150 |
| Dryer control board | from $250 |
Starting prices in the Spokane area for 2026, part and work included. Not a quote: your exact price is in the written estimate after the $99 diagnostic.
Questions we hear
My Cheney rental dryer runs but the clothes come out cold. Is it finished?
Rarely. A no-heat electric dryer has usually lost its element or thermal fuse, and a gas one its igniter or coils, all parts we carry. The more useful question is why it failed. In Cheney rentals the answer is often a vent nobody has cleaned in years, so we clear it on the same visit.
Can you bill the property owner?
Yes. Book with two contacts: the tenant's phone for scheduling and the owner's or manager's for billing. The tenant lets us in and gets the window by text; the owner receives the written invoice and the warranty. Cheney landlords use this arrangement all the time, especially in the weeks around EWU quarter changes.
It squeaked and now it grinds. Repair or replace?
Repair, in most cases. That sound is drum bearings or rollers, and the fix is pulling the drum, replacing the worn parts and inspecting the belt and idler while it is open. Stacked units take a little longer because the pair comes down. If the machine is not worth it, the diagnostic will show that.
Do you clean the dryer vent too?
When it contributed to the failure, yes, and airflow is tested before we leave. Replacing only the fuse behind a blocked exhaust means the new fuse fails within weeks. The long basement runs in older Cheney homes and the roof vents on newer ones get the same attention.
Is a gas dryer repair different from an electric one?
Only in the parts. Price structure and warranty terms match; a gas unit swaps the element for an igniter, flame sensor and valve coils. In newer Cheney homes with Avista gas, every visit finishes with a leak check at the connector, even when the repair itself was purely mechanical.
Call, text or book
Tenants can text a photo of the dryer's model tag; owners can call, or reserve through the site and see up to $22 taken off the repair. The $99 diagnostic is absorbed into the written figure, and the invoice can go straight to whoever owns the unit.
