HVAC tune-ups in Spokane with a No-Breakdown Guarantee
Spokane hands every system two deadlines: the first frost in fall and the first 90°F week in summer. Our tune-up measures what tends to fail before each one, writes it down with photos, and stands behind the result all season.
- From $129
- Furnace or AC tune-up with instruments, a report and photos.
- Guaranteed season
- A breakdown that season turns the tune-up price into repair credit.
- Nothing pushed
- A found problem gets a written number and time to decide.

Spokane's heating season runs roughly October through April, and a furnace in a Manito or Hillyard basement will light thousands of times before the lilacs bloom. The parts that quit in January were usually weak back in September: a flame sensor carrying too little current, an igniter with a hairline crack, a condensate trap ready to ice up the first night the utility room drops below 32°F. A fall tune-up finds those with a meter and a camera while the weather is still mild and the calendar still has open windows.
Cooling has its own deadline. Mid-century ranches along Monroe Street and out in Indian Trail run condensers that have sat under cottonwood fluff and road dust since last August, and a capacitor reading 20 percent low in April seldom lasts through July. So we book furnaces in September and early October, air conditioners and heat pumps in April and May, and treat each visit as an inspection with instruments rather than a filter swap and a clipboard. If the tuned system breaks down anyway that season, the No-Breakdown Guarantee credits the tune-up price against the repair.
What a Spokane tune-up tends to turn up
| What you notice | What it usually is | What we do |
|---|---|---|
| Furnace idle since April, first frost a week away | Flame sensor film, an aging igniter, a filter past due | Fall tune-up: combustion analysis, exchanger camera, igniter and sensor readings |
| Condenser fins gray with cottonwood fluff | A blanketed coil and a capacitor drifting out of tolerance | Spring tune-up: coil cleaned, pressures, superheat and subcooling, capacitor and contactor values |
| Condensing furnace still under its maker's warranty | Most manufacturers expect yearly service on record | Written report with readings and photos for your file |
| Heat pump on a South Hill house with long winter run times | Defrost cycle and reversing valve due for a check | Heat pump tune-up covering both checklists, priced when you book |
| Scorch marks on the outdoor disconnect | A loose lug or tired breaker in an older panel | Flagged in the written report with photos and readings |
| Ductless head smells musty at startup | Biofilm on the blower wheel and indoor coil | Mini-split deep cleaning, priced when you book |
Spokane's two tune-up seasons, house by house
Here is what an ordinary fall visit looks like. A Kendall Yards townhome has a nine-year-old condensing furnace. Our technician pulls the burner assembly, finds the flame sensor carrying a fraction of its proper current, and cleans it. The camera goes into the heat exchanger and shows it sound. The combustion analyzer reads a slightly rich burn, so gas pressure goes back to the nameplate value. The condensate trap is flushed and the drain insulated where it passes a cold exterior wall. The owner gets every reading and photo in writing, with no repair recommended because none is needed. That is how most of our visits end.
Older housing adds its own checks. In the 1920s homes on the South Hill the electrical panel is often the weak link, and when a tune-up finds a scorched disconnect or a breaker running hot, we note it in the written report and tell you plainly. In the newer condensing furnaces around the city, the parts that fail young are flame sensors, condensate traps and pressure switch hoses, which happen to be exactly what the visit measures.
Two weeks fill our calendar every year: the last week of September and the first hot week of July. Booking ahead of them gets you the widest choice of times, and the annual plan books the fall and spring visits together at a lower combined price with priority scheduling. Refrigerant checks are done by technicians who carry EPA 608 Universal cards, so a low charge found in April stays with the same crew instead of being referred out. Late summer adds one more Spokane wrinkle: wildfire smoke can load a filter in weeks, so the spring visit looks at which filter you use and how often it really needs changing. Tune-up vans head out from West Columbia Avenue Monday through Saturday.

Tune-up price and the repairs it heads off
A furnace or AC tune-up is from $129; heat pumps, which get both checklists, and multi-zone mini-splits are priced when you book. The repairs a Spokane tune-up most often heads off are small ones: a flame sensor serviced or swapped starts at $100, a failing capacitor at $150, and an iced condensate line thawed and rerouted at $150. Those are the usual entry prices for such repairs around Spokane, not a quote, and any repair we find gets its own written number before work starts. Should the tuned system fail before the season is out, the No-Breakdown Guarantee turns the tune-up price into a credit on the repair.
| Repair | Price |

| Flame sensor cleaning or replacement | from $100 |

Questions we hear
When should I book a furnace tune-up in Spokane?
September or early October, before the first hard frost sends every furnace in the city through its first cycle. Air conditioners and heat pumps belong in April or May. The last week of September and the first hot week of July are our two busiest weeks of the year, so booking ahead of them keeps the good time slots open for you.
How does the No-Breakdown Guarantee work?
Say we tune your furnace in September and it fails in January: the price of that tune-up comes off the repair bill. The promise covers the system we inspected for the season we inspected it, and the terms are printed on your report. We can offer it because an inspection with instruments catches most parts that are close to failing.
Does a newer condensing furnace still need a yearly tune-up?
Usually, yes. Most manufacturers expect documented annual maintenance to keep a condensing furnace's warranty in force, and the parts that fail young, such as flame sensors, condensate traps and pressure switch hoses, are the ones a tune-up checks. Your written report with photos doubles as the maintenance record a warranty claim may ask to see.
What can I check myself between tune-ups?
Change the filter on schedule, make sure the thermostat is set to heat or cool as intended, confirm the breaker has not tripped, and check that the furnace's front panel is seated, because an open door switch keeps the burners off. In winter, keep snow cleared from around a heat pump. Burners, wiring and refrigerant belong to a technician with the right meters.
Is there an annual plan?
Yes. The annual plan covers the fall furnace visit and the spring AC or heat pump visit at a lower combined price, with priority scheduling in the busy weeks and the No-Breakdown Guarantee on both. You can book a single visit or the whole plan online; the plan simply puts both dates on the calendar early.
