Airway Heights tune-ups for hard-working builder systems
West Plains wind, garage furnaces and heat pumps sized off square footage wear down a little at a time. We measure each part that drifts, report it with photos, and credit the tune-up price toward any repair the system needs that season.
- Readings, not looks
- Capacitor microfarads, flame sensor microamps and refrigerant pressures on paper.
- Rental-ready records
- A dated report with photos for each unit's file.
- Credit on breakdown
- A failure that same season earns repair credit equal to the visit.

Nearly all the heating and cooling equipment in Airway Heights went in between about 2010 and 2020, across Deer Heights, the streets that branch off Hayford Road and the blocks along Lawson Street. It was installed fast, sized off square footage and set in garages and exposed side yards where the West Plains wind reaches it all winter. Equipment like that rarely fails in one dramatic moment. It drifts: a capacitor slides from 45 toward 38 microfarads, a flame sensor collects a film, a defrost sensor starts reading a few degrees off.
None of that shows on the thermostat until the first 10°F night or the first 98°F afternoon, and then it shows in half the houses in town during the same week. A tune-up done with instruments catches those parts in shoulder-season weather, when our calendar still has room. We read the capacitor instead of looking at it, time the defrost cycle instead of assuming it works, and put a combustion analyzer in the flue instead of judging the flame by its color. Tune-ups start from $129.
What an Airway Heights tune-up looks for
| What you notice | What it usually is | What we do |
|---|---|---|
| September, and the furnace has sat since April | Coated flame sensor, tired igniter, overdue filter, garage drain at risk of icing | Fall visit: flue gas analyzed, exchanger viewed by camera, safeties tested, photo report |
| April, heat pump about to switch to cooling | Weak capacitor, pitted contactor, prairie dust in the coil, charge drifting | Spring tune-up: pressures, superheat, electrical values, outdoor coil washed |
| Heat pump ices up every January | Marginal defrost board or sensor, coil airflow blocked | Defrost cycle run and timed, reversing valve checked |
| Strip heat running more than it should | Thermostat staging off, or a sequencer sticking | Strips and sequencer metered, thermostat staging checked |
| Several rentals with no service history | Unknown filter and capacitor condition from unit to unit | One annual plan and a dated report per unit |
| Rooftop unit on a restaurant or shop along US-2 | Filters, belts, coils and logs nobody has time for | Commercial maintenance agreement, quoted per site |
Builder equipment, West Plains wind and who books with us
Wind is the local factor that matters most. Outdoor units on open lots near the airport take a steady blast of prairie dust in summer and drifting snow in winter, and the dust packs into the coil from the very first season. A heat pump with a half-blocked coil runs longer in both modes and calls on its strips sooner as the temperature drops, which shows up on the electric bill well before it shows up as a breakdown. Keeping snow cleared from around the unit is the one winter chore we hand to owners; the coil cleaning and the defrost check stay with us.
The people who book tune-ups here are a mix. Fairchild families on a rotation want the system sorted before they hand over keys or settle in. Landlords with rentals near Medical Lake Road need a documented service record for each unit. Owners of the newer homes near Craig Road want the manufacturer warranty kept clean. Everyone gets the same visit and the same written report with photos, and most of those reports end with nothing to sell. When one does flag a part, you get a written repair number and the decision stays yours.
Electric furnaces and strip heat are common in the all-electric homes out here, and those strips and sequencers get metered on every visit. On the refrigerant side, each technician has passed EPA 608 Universal certification. We service Trane, Carrier, Goodman, York, Lennox, Daikin, Rheem, Mitsubishi, Bryant, Fujitsu and American Standard equipment. The shop is about twelve minutes east along US-2, and because the first cold week fills the calendar quickly, the annual plan with priority scheduling earns its keep on the West Plains.

What a tune-up costs in Airway Heights
Furnace or AC tune-ups are from $129. A heat pump visit runs the furnace-side and cooling-side lists back to back, then times a defrost and checks the reversing valve, so its price is set at booking; multi-zone mini-splits and commercial rooftop units work the same way. The parts a West Plains tune-up flags most often are a sequencer or heat relay, which starts at $150; a heat strip element, from $200; and a capacitor, from $150. Treat each as a Spokane-area starting price, never as a quote; if we find something, its exact price is written down before anything is replaced. And if the system we tuned gives out in the season that follows, the No-Breakdown Guarantee converts your tune-up payment into credit on the repair.
| Repair | Price |
|---|---|
| Sequencer or heat relay | from $150 |
| Electric heat strip / element | from $200 |
| AC / heat pump capacitor | from $150 |
| HVAC tune-up | from $129 |
| Flame sensor cleaning or replacement | from $100 |
| Frozen condensate line thawed, rerouted or heat-traced | from $150 |
| Thermostat replacement | from $150 |

Questions we hear
Our heat pump is only eight years old. Does it need a tune-up?
Eight years is about when a builder-grade capacitor and contactor begin to drift, and the West Plains wind has been loading the coil with dust since the first summer. A tune-up costs less than a July no-cool call, keeps the manufacturer warranty documented, and puts the No-Breakdown Guarantee behind the season ahead.
Can landlords put several rentals on one plan?
Yes. Property owners with units around Fairchild and along Hayford Road can put them on one annual plan: fall and spring visits at a lower combined price, priority scheduling, and a written report with photos for each unit's file. Mention it when you book and we will set up the schedule and the paperwork for every address.
Is the No-Breakdown Guarantee any different out here?
Exactly as it does everywhere we work. Should the system we tuned break down during the heating or cooling season that follows, the tune-up charge is subtracted from the repair bill. Same system, same season, applied to the written repair number. That promise rests on an inspection done with a meter and gauges, not a glance.
What should I do about snow and wind around the outdoor unit?
Keep snow cleared away from the sides and top of a heat pump so it can breathe and drain during defrost. Do not chip ice off the coil or the fan. If the unit stays encased in ice for more than a few hours, call us, because that usually points to a defrost or charge problem the tune-up checks.
Do you maintain commercial systems along US-2?
Yes. Restaurants and shops along US-2 and the casino corridor can put rooftop and split systems on a maintenance agreement with filters, belts, coil cleaning and written logs, quoted per site. The same refrigerant cards apply, so charge problems found on a visit stay with one crew.
