Furnace installation in Airway Heights that corrects the builder's sizing
Builder furnaces from the 2010–2020 subdivisions are wearing out together. We size the new one from the house itself, set it up to share the work with the heat pump outside, and keep permit and gas work within one crew.
- Twelve minutes out
- Close enough that a missing fitting never costs the day.
- Dual-fuel setup
- Furnace and heat pump configured to hand off at the right temperature.
- One warranty
- Equipment and gas work covered under one written warranty.

Most furnaces in Airway Heights were chosen by a builder in an afternoon. The houses built on either side of US-2 between roughly 2010 and 2020 came with a gas furnace in the garage and a heat pump outside, or an electric furnace with heat strips where gas had not reached the street. That whole generation of equipment is aging out at once, and owners already on their second control board or first inducer motor want to know: same model again, or fix what the original install got wrong.
Two things usually went wrong: size and pairing. A furnace sized from square footage in a tight new house tends to be a full size too big, so it heats the hallway fast and shuts down before the bedrooms catch up. And the heat pump and furnace were rarely configured as a real dual-fuel system, which means the furnace or strips run on nights the heat pump could handle for a fraction of the cost. A replacement is the right moment to correct both, and the site visit that starts it costs nothing.
Airway Heights furnace situations and our usual answer
| Situation | What we usually recommend | Why |
|---|---|---|
| Builder furnace near 15 years, second board, first inducer | Two-stage or modulating 95–97% furnace from a fresh load calculation | Repairs are arriving closer together each winter |
| Heat exchanger crack found with the camera | Replacement the same week, with temporary heat advice in the meantime | The furnace should stay off, and space heaters are a poor plan for long |
| All-electric house near Fairchild on an electric furnace | Gas furnace if Avista gas is at the street; if not, a cold-climate heat pump, furnace held in reserve | Electric resistance brings the highest heating bills on the West Plains |
| Furnace runs five minutes and the bedrooms never even out | A smaller furnace based on measured heat loss | Builder sizing by square footage overshoots in a tight, newer house |
| Heat pump outside and furnace inside that never coordinate | Thermostat and furnace set up as a true dual-fuel pair | The heat pump should carry mild nights and the furnace take over in deep cold |
| Rental between tenants, landlord keeping records | Like-for-like and right-sized options quoted side by side | Permit numbers on the invoice and one warranty keep the file simple |
West Plains wind, garage furnaces and the dual-fuel balance point
Our furnace work here clusters in Deer Heights, along the side streets near Hayford Road and around Lawson Street and Craig Road. The furnace almost always sits in the garage, so its combustion air, venting and condensate all deal with a space that drops below 32°F on a January night. A condensing furnace needs its drain trapped and protected there, or the first cold snap trips the pressure switch and the house goes cold. We plan that drain route at the site visit, along with where the PVC vent and intake will leave the wall.
The wind out here changes the math between heat pump and furnace. On an exposed West Plains lot the heat pump loses ground sooner than it would in a sheltered Spokane neighborhood, so the balance point, meaning the outdoor temperature at which the furnace should take over, matters more. We set it for your house and equipment instead of leaving the thermostat on its default, which is where much of the wasted electricity in these subdivisions comes from. Fairchild families who bought a ten-year-old house last spring often discover this on their first winter bill.
Whether the permit is filed with the city or with Spokane County depends on which side of the line the lot sits. We pull the mechanical and gas permits ourselves and book the inspection, and a new furnace circuit, a service switch, a garage subpanel or panel space for a future heat pump is listed as its own line on the written quote. Before install day we register the manufacturer warranty and check which utility rebates apply. We carry Lennox, Goodman, Carrier, American Standard, Rheem and Bryant equipment, gas or electric. If the visit shows that a repair makes more sense for a few more winters, the quote says that instead.

Furnace and heat pump install costs in Airway Heights
A 95 percent-plus gas furnace for an Airway Heights builder home starts at $5,500, a figure that already includes the furnace and its installation. Where there is no gas at the street, a replacement electric furnace starts at $4,000, an inverter cold-climate heat pump paired with your current furnace at $4,900, and a standard heat pump with a new air handler at $5,750. Those are starting prices, not a quote; nothing gets priced over the phone, and your real figure is the one on the written quote once we have measured the house. A full-system install booked through the site-visit form saves up to $500, first-year tune-up included, and the cash and financed totals are printed next to each other.
| System, installed | Price |
|---|---|
| Gas furnace, 95%+ AFUE | from $5,500 |
| Electric furnace | from $4,000 |
| Inverter (variable-speed) heat pump | from $4,900 |

Starting prices with equipment and installation included, before utility rebates and before our up to $500 off a full system. Multi-zone systems are quoted on request. The site visit and written quote cost nothing.
Questions we hear
Should I replace the heat pump at the same time as the furnace?
Not automatically. If the heat pump is healthy, we size the furnace to pair with it and set the thermostat for real dual-fuel operation. If it is also near the end of its run, doing both together saves labor and lets us match the coil. The quote is written both ways so you can compare the totals before deciding.
We are all-electric near Fairchild. Can we switch to gas?
Only if Avista gas already runs along the street, and we confirm that before quoting. If it does not, pairing a cold-climate heat pump with the electric furnace or strips you already own usually cuts the bill without any gas line. The site visit costs nothing either way, and the quote covers whichever path fits the house.
How many days will the install crew be at our Airway Heights house?
Most changeouts finish in one day. A new cooling coil or a longer PVC vent run can add a second day. We are about twelve minutes away on US-2, so a fitting nobody expected means a quick run back to the shop rather than a lost afternoon. The install days are set in the written quote.
Can you give me an install price over the phone?
No. The right size depends on the windows, insulation, orientation and duct runs of your particular house, and two homes built from the same plan can need different furnaces. We measure first, then send a written, itemized quote with a two-stage and a modulating option, each shown with its cash and financed price.
Do you handle permits and paperwork for a rental?
Yes. Our office files the permits with the city or the county, books the inspection and print the permit numbers on the invoice for your records. The manufacturer warranty is registered before we leave, and one written warranty covers the equipment and the gas work.
