Getting to Newman Lake means I-90 to Barker or Trent to Starr Road, then north around the lake. At about thirty-five minutes from the shop it marks the eastern limit of our service area, and we cover it with Otis Orchards and the east Valley a couple of times a week. A house with no heat or a refrigerator that has stopped cooling still gets a window that day when you call in the morning. ZIP 99025 is fully inside our map, with no distance surcharge.
Saturday matters at a lake. Many owners are only here at the end of the week, so Saturday is a regular working day for our crew, with no Saturday surcharge. The $99 diagnostic is built into the repair figure you approve, and parts that have to be ordered come back with no second trip fee — useful when hauling an appliance to town is a half-day job. The van carries the common valves, modules and igniters for exactly that reason. Year-round owners have a different concern: heat that keeps working through a January colder than Spokane’s.
Newman Lake homes
Cabins turned year-round homes
Electric furnaces and baseboards were fine for summer and costly for winter. Cold-climate mini-splits and heat pumps are replacing them, sized for the coldest weeks rather than the average ones.
Homes built to look like cabins
Newer houses on propane, many along Starr Road, often with no cooling. A high-efficiency propane furnace matched to a coil and heat pump adds air conditioning on the same permit.
Seasonal lake houses
Houses left empty for weeks at a time. Dishwashers sit and seize, door gaskets dry out, and backup heat strips go untested until the coldest night — sometimes noticed only when a neighbor spots a burst pipe.
Acreage on wells toward the Idaho line
Hard well water scales inlet valves on washers, dishwashers and ice makers. Long driveways make repairing in place the practical choice, and dryers here bring vents, thermal fuses and drum rollers.
Ductless heat and heat pumps at the lake
Ductless heat pumps are the most common install we do at Newman Lake, because most cabins never had ducts and baseboard heat costs too much through the winter. A cold-climate single-zone system starts at $3,350 with equipment and installation included, and each added zone from $1,900; a multi-zone layout with a head in every main room is quoted on request after we have walked the cabin. Those are starting prices, not a quote; your written number follows the site visit, which costs nothing, and up to $500 comes off a full-system install booked through the site-visit form, first-year tune-up included. We only specify cold-climate models for primary heat, since standard units fade below 20 to 25°F, and our technicians repair Mitsubishi, Daikin, Fujitsu, LG and Gree systems we did not install. Indoor heads that drip down the wall usually have a blocked or iced condensate line or a failed lift pump, which we clear, insulate or replace. Where a worn electric furnace remains, an air handler paired with a cold-climate heat pump keeps the strips as backup. Seasonal owners often book the heating tune-up, from $129, for the last Saturday before closing the house, so strips, sequencers and the defrost cycle are checked before the system runs unattended.

Appliances in lake houses
Lake-house appliances work hard in July and sit idle from October to May, and both halves of the year leave marks. In spring a dishwasher may refuse to fill because its scaled inlet valve seized while it sat, or leak at the door because the gasket dried out; running a cleaning cycle and leaving the door cracked each fall helps. Propane burners that will not light after the tank ran dry usually need the line purged and the regulator pressure set, and the old 1980s coil ranges in the cabins are simple and worth repairing. The ice maker tends to quit the Saturday the family arrives, usually from a scaled valve or a filter nobody changed since fall. Lake-house refrigerators, second fridges and chest freezers fill out the list. On resort ice machines, well-water scale on the evaporator plate slows the harvest and clouds the cubes, and a descale usually brings them back. For the resorts, the store, the bar and the seasonal food operations around the lake, a warm cooler on a July Saturday goes to the front of the route, and refrigerant leak repair and recharge are handled under our EPA 608 Universal certification.

Questions we hear
Is Newman Lake really inside your area?
Yes. It is the far east edge of our 35-minute map, served together with Otis Orchards and the east Valley. The $99 diagnostic and the price card match Spokane’s, with nothing added for distance, and when the heat goes out or a refrigerator warms, a morning call normally gets a visit that same day.
Can you come on a Saturday while we are at the lake?
Yes. Saturday is a regular working day, with no Saturday surcharge. Repairs, tune-ups and install site visits can all be booked for a Saturday, and most furnace or mini-split changeouts finish in a single day. Tell us the equipment and brand when you book so the van carries the likely parts.
Can a mini-split replace electric baseboard heat in a cabin?
For most cabins, yes. We size a cold-climate unit, or a multi-zone system with a head in each main room, and the circuit is listed on the written quote with the permit. It is one of the most common jobs we do at the lakes, and it usually brings the winter bill well below what the baseboards cost.
What should we do before closing the house for winter?
Book a heating check before you leave so the backup heat and defrost cycle are tested before they run unattended. Run a cleaning cycle in the dishwasher and leave its door cracked. If the building will drop below 32°F, have the water cleared from appliance sumps and lines. Our technician can walk you through the basics on any visit.
