Opportunity, Veradale, Greenacres, Dishman, Ponderosa and the Sprague corridor are a twenty-minute run east on I-90. A van works the Valley most days, so same-day help for a cold house or a warm refrigerator is routine.
Spokane Valley is large enough that we run it as its own route rather than a stop on the way somewhere else. Most days one van covers Argonne to Sullivan and picks up the Greenacres and Liberty Lake end on the way through. The work sorts itself by neighborhood: commercial refrigeration for the restaurants and shops along Sprague and Pines, furnaces and dryers in the 1960s-to-’80s ranch neighborhoods south of Sprague, and heat pumps plus the stacked laundry pairs that came with them in the subdivisions east of Sullivan.
We cover everything between the city limits and Liberty Lake, from Trent on the north down into the Ponderosa and Chester areas — ZIP codes 99206, 99212, 99216 and 99037 included. Pines is roughly a twenty-minute drive and Greenacres a few minutes past it. Every visit opens with the diagnostic. Approve the repair and it becomes part of that written price; decline, and it is the only charge. If we have to order a part, the return trip costs nothing extra, and the finished repair carries a written warranty. Morning calls from the Valley usually see a technician before dinner.

Single-story ranches, many still on their first ductwork, with furnaces dating from the 1970s through the ’90s. Those units are reaching the end of a long run, so igniters, control boards and blower motors are the usual findings, and a worn standard blower is among the most common replacements.
First-generation heat pumps that were sized by rule of thumb rather than a load calculation. They short-cycle in July and run long in January. Sometimes a part fixes it; sometimes the useful answer is a replacement sized to the house.
Garage second refrigerators are the pattern here, working against summer heat in an uninsulated space. Their condenser coils collect garage dust quickly, which is one reason we clean coils and screens on every Valley visit.
Heat pumps paired with stacked washer-dryer sets in closets. The stacked sets need suspension, door-lock and balance work; the heat pumps need a defrost check before winter and a coil cleaning before July.
Most Valley homes went up a generation after Spokane’s craftsman streets, and the furnace work reflects it. Instead of 1920s basements we meet 1970s furnaces that have outlived their parts supply and single-story ranches still breathing through original ductwork. In Opportunity and Dishman the common findings are igniters, boards and blower motors; a standard PSC blower motor starts at $400. In Greenacres and Veradale the July call is a first-generation heat pump short-cycling because it was never matched to the house. Those original ducts are part of the picture too — undersized returns and tired joints can make a sound furnace look weak, so we check airflow before condemning equipment. A tripped breaker for the outdoor unit can be reset once; a second trip means something is drawing too much current, so leave it off and let us find out why. When replacement beats repair, we do not charge for the install site visit or the written quote, cash and financed prices sit side by side, and we look up which utility rebates fit. Refrigerant work stays with our crew, since every technician carries the EPA 608 Universal card.
Water is the appliance story out here. Valley wells and the municipal supply are both hard, and the scale shows up first on inlet valves: dishwashers that underfill and leave glasses cloudy, ice makers turning out hollow cubes. A new dishwasher inlet valve is the usual cure. We don’t post a price for it — one valve can cost several times another, depending on the brand, the model and the supplier — so your own number is written down once the technician has metered the machine, before any work starts. We price only heating and cooling work on these pages, and the blower figure above is an approximate starting point, not a quote. Dryers under single-story ranches fight long vent runs, and the dry winter air packs lint into felt along the way, so we check the vent along with the dryer. When an ice maker has slowed to a few hollow cubes, the valve is the likely fix rather than the whole module. For businesses, we keep the reach-ins, prep tables and ice machines of Sprague, Pines and Sullivan kitchens and storefronts running, and a cooler full of stock is routed first.

Because a van is usually working the Valley already, a no-heat, no-cool or warm-refrigerator call placed in the morning tends to get a same-day window, and we answer those calls every day. It depends on what failed and what the heat exchanger looks like. An igniter or blower motor on a sound furnace is usually worth fixing. A cracked exchanger, or a unit whose parts are no longer stocked, points toward replacement. You get the repair number in writing at the diagnostic, and if you want to compare, the install site visit and quote cost nothing.
