Cheney shares our West Plains days with Airway Heights and Medical Lake. Depending on the rest of the schedule, the van comes out US-2 and down Highway 902, or straight down the Cheney-Spokane Road — about twenty-five minutes either way. In a single afternoon we might see a campus-area rental, an older house near downtown, a newer home out toward Betz Road and a kitchen on First Street, which is why the van leaves stocked for laundry, ranges, furnaces and coolers alike.
Landlords and property managers make up a big part of our Cheney week. Send the tenant’s number for access and the owner’s contact for approval and billing; the tenant receives the written warranty and the owner receives the invoice. We schedule around classes and work shifts, and the tenant never has to handle payment. If the owner declines, the $99 diagnostic is the entire charge; if the owner approves, it is already part of the written number. Owners with several houses near campus can get one quote per property when a replacement comes up.
Three kinds of Cheney buildings, plus First Street
1900s–1950s homes around downtown
Basements with older furnaces, often the second or third unit on a 1920s duct footprint. Coated flame sensors and loaded filters are common because nobody has looked in years, and downtown kitchens still run 1950s electric coil ranges that remain worth a repair.
Rentals and small multi-family near EWU
Washers, dryers and ranges used by several people at once. Drain pumps, belts, door locks, suspension and clogged burner ports are routine, and many of these units heat with electric furnaces, the costliest way to warm a Cheney house. With tenants changing each year, filters and lint screens are easy to forget.
Newer streets toward Betz Road and Salnave Road
Heat pumps, gas furnaces, French-door refrigerators and the occasional pro-style range. West Plains dust turns outdoor coils grey, raising head pressure and stretching run times through the summer.
First Street restaurants, bars and coffee shops
Reach-ins, prep tables and ice machines that cannot wait until Monday. Greasy condensers, failed defrost parts and torn gaskets are the usual reasons a unit warms, and we log temperatures before leaving so the manager has a record.
Heating and cooling in Cheney
A downtown Cheney furnace may have seen thirty Octobers without anyone inspecting its heat exchanger, so our fall tune-ups, from $129, include combustion analysis and a camera on the exchanger. Out in the newer subdivisions the work shifts to heat pumps, whose coils pick up enough West Plains dust to need a spring cleaning, with the charge, capacitor and contactor checked at the same visit. When a rental’s electric furnace or an old gas unit is due for replacement, we size it from a Manual J load calculation, pull the mechanical and gas permits ourselves, list the new circuit on the written quote and schedule the inspection. The install site visit costs nothing, and up to $500 comes off a full-system install booked through the site-visit form, with the first-year tune-up included. A cracked exchanger found on camera gets a same-week replacement plan and advice on staying warm in between. Converted attics in 1940s houses near First Street and shops toward Turnbull are often better served by a cold-climate ductless mini-split.

Appliances in rentals and Cheney kitchens
Rental laundry near campus takes heavy use, and the washer drain pump is a frequent casualty — replacement starts at $175. Rental ranges take a beating too: burner ports plugged by boil-overs and oven igniters too weak to open the gas valve, a repair that starts at $175. Those are starting prices for owners around Spokane, not a quote; the exact written number reaches the owner before we start. Cheney’s municipal well water is hard, so dishwashers leave a white film and ice makers in College Avenue rentals and Betz Road French-door units slow to hollow cubes as their inlet valves scale. Student-rental dishwashers also collect glass shards and food solids that jam the drain pump. Tenants can empty the dryer lint screen and check the breaker before calling, which sometimes saves a visit. For First Street kitchens, a cooler full of product moves ahead of routine West Plains calls, and our technicians’ EPA 608 Universal certification covers the refrigerant work along with the documentation a health inspector may ask for.

Questions we hear
Do you work with Cheney landlords and property managers?
Every week. Send the address, the tenant’s number and the owner’s contact. We coordinate access with the tenant, send the written quote to the owner for approval, and leave an invoice and warranty the owner can file. The $99 diagnostic is inside the approved repair price, and owners with several units can get one replacement quote per property.
How fast can you get to Cheney?
About twenty-five minutes from the shop. A West Plains van usually covers Cheney together with Airway Heights and Medical Lake, so same-day or next-day is the norm. A furnace that will not light, an air conditioner that quits in July or a refrigerator running warm gets priority when you call in the morning, Monday through Saturday.
Why do dishes in Cheney come out with a white film?
Usually it is the water rather than the machine. Cheney draws from wells with enough mineral to leave film on glass and scale on the heater and inlet valve. We descale or replace what has failed, set the rinse-aid dispenser and suggest a hard-water detergent. If the dishwasher is worn out we say so, and the diagnostic is the whole bill.
Can you reach a First Street restaurant with a warm walk-in the same day?
Usually, if the call comes before noon. Tell us the unit, its current temperature and what is inside so the van leaves with the right gaskets, start components and refrigerant. In a greasy kitchen we recommend condenser cleaning about twice a year, and a maintenance arrangement can be quoted for a site with several units.
