Otis Orchards · installs on an acre or five
Heat pump and AC installation in Otis Orchards, sized on your acre
We spend longer at an Otis Orchards house than at one in town, on purpose: rooms measured, ducts walked, panel opened, the distance to the outdoor pad paced off, and a question about how the furnace and wood stove split the winter.
- 30 minutes
- By Trent and Wellesley, or I-90 and Barker, no distance surcharge.
- Long runs
- Wire size and trench planned when the pad sits far away.
- Crawlspace ducts
- Leaky joints found and sealed before the new system starts.

Drive Campbell, Kenney or Harvard Road and most of the houses you pass went up between the 1970s and the 2000s on one to five acres. Inside, the furnace usually sits in a utility room, the ducts stretch a long way to the end bedrooms, and the wood stove does more of the heating than anyone admits to a salesman. Plenty of them already have a heat pump — commonly the first the house ever had, sized by rule of thumb about twenty years ago and now near the end.
The visits tend to turn up the same few things. An R-22 heat pump that has needed a top-up every second summer. Sound ducts that leak at the joints down in the crawlspace. A 200-amp rural service that has carried a shop, a well pump and a hot tub since day one, and may have nothing left for a correctly sized circuit. On one property the pad stood eighty feet from the panel across a gravel drive, which changed the wire gauge and meant a trench. None of it is a problem — it just has to be measured before a price is written, and that measuring visit costs nothing.
Otis Orchards situations and what we suggest
| Situation | What we usually recommend | Why |
|---|---|---|
| Twenty-year-old heat pump topped up with R-22 every other summer | Cold-climate replacement on R-454B, sized by Manual J for this house | Each recharge buys one season, and efficiency trails new units badly |
| Furnace and wood stove, but nothing for July | Central air or a heat pump added to the furnace and the ducts in place | Window units in July, and rooms that never feel the same |
| Propane furnace doing most of the winter | Dual-fuel heat pump that hands off only when it is cold enough | Propane deliveries are setting the whole heating budget |
| End bedrooms cold, unit cycling in short bursts | Correctly sized equipment and crawlspace duct joints sealed | An oversized unit shuts off before warm air reaches the far end of the house |
| Rural panel full, shop on a subpanel | Panel, circuit and disconnect listed as line items on the quote | Found at the site visit, so the electrical is priced before work starts |
| Outdoor pad far from the panel | Wire size and trench route planned during the site visit | Distance changes the materials, so it belongs in the quote, not a change order |
Long ducts, long wire and a wood stove
Sizing starts from the house itself: floor area, insulation, glass and which way it faces, plus the design range this end of the county lives with — below zero in a cold January, past 100°F in a hot July. The fuel already in the house and the budget then pick the kind of system. That might be central AC on the existing furnace, a standard heat pump with gas or propane backup, or a cold-climate heat pump rated to −13°F and below that can carry most Otis Orchards homes through January largely by itself, the strips or the furnace kept on hand as insurance.
The install follows a fixed order. Our technicians, who hold EPA 608 Universal certification, pull the old refrigerant into a recovery tank. New copper is brazed while nitrogen flows through it, held under pressure to prove it tight, then evacuated deeply before the charge is weighed in to the nameplate. The coil or air handler is set and sealed; condensate leaves through a trap with a safety switch; and the thermostat is set up for dual-fuel changeover so the heat pump and furnace stop working against each other. The circuit, the disconnect and any panel or shop-subpanel work appear on the quote as their own lines, along with the permit, and the install is inspected. A changeout usually takes one day, a long trench or panel upgrade two.
On the quote, equipment, copper, pad, electrical, permit and the first-year tune-up each get their own line, so it is clear what every part of the total pays for. It holds for 30 days, and we order nothing until you sign; a written deposit is taken when the equipment is ordered, and financing is available if you would rather spread the cost.

Installed starting prices for Otis Orchards
For budgeting, Spokane-area installs start from $4,150 for central AC on an existing furnace, from $4,200 for a standard heat pump paired with the furnace already there, and from $4,900 for an inverter cold-climate heat pump, the equipment and its installation together in each. They are floors, not a quote; on acreage, trench length, wire gauge and panel work are what usually raise them, and your own number comes in writing after the no-charge visit with cash and financed prices together. We install Daikin, Goodman, Carrier, Bryant, Fujitsu and Mitsubishi and will tell you plainly which tier pays for itself on your bills and which is simply quieter. Rebates for your address are checked, and an online booking takes up to $500 off a full system, with the first-year tune-up included.
| System, installed | Price |

Questions we hear
Will a heat pump keep an Otis Orchards house warm in January?
Yes. A cold-climate unit keeps heating well below zero and can carry most homes out here through January with little help; the furnace or electric strips stay wired in for the handful of bitter nights. The size comes from a calculation on your house, and the changeover point is set where the furnace becomes the cheaper heat, not by guesswork.
Is the site visit really at no charge, given the drive?
It is. Nothing is billed for coming out, measuring, running the load calculation or writing the itemized quote, which stays good for 30 days. Otis Orchards sits inside our 35-minute area, whether we come over the Harvard Road bridge or out Trent, and the miles are our cost to carry, not a line on your paperwork.
We heat mostly with wood and propane. Does a heat pump make sense?
Usually it makes more sense here than in town. The heat pump takes the spring and fall and most of the winter at a lower running cost than propane, the stove is still there for the evenings you enjoy it, and the propane furnace moves into the backup role. The quote spells out the dual-fuel arrangement and where the changeover sits.
Can you add cooling to a house with only a furnace and ducts?
Yes — it is among the jobs we do most out here. A new coil goes on the furnace, copper runs to a new outdoor unit, and the house gets central AC or a heat pump through the ducts it already has. We test the blower and inspect the ducts on the visit so the system can deliver the airflow the calculation needs.
How is panel or shop-subpanel work handled?
It goes on the written quote as its own lines. Whether it is a new circuit and disconnect, a subpanel for the shop or a full panel replacement, it is priced before anything starts and listed with the permit, and the install is permitted and inspected.
Call, text or book
The drive out Trent or I-90 is not billed. Call, text or book online — booking online lowers a full-system install by up to $500 — and if your heat pump only needs a repair, you pay the $99 diagnostic as part of the written repair price, not on top of it.
