Colbert · acreage heat pump installs

Heat pump installation in Colbert, built for acreage

A Colbert home asks more of a heat pump than a city lot does: more floor area, more glass facing Mt. Spokane, propane instead of a gas main, and a service already feeding a well pump and a shop.

Colbert homes are mostly the product of the last three decades: big houses on acreage off Colbert Road and Yale Road and along the roads toward Green Bluff and the Little Spokane River, built to modern insulation codes and heated with propane or electric resistance because the gas main never made it this far. Those are the conditions in which a cold-climate heat pump earns its keep — and in which a sizing shortcut shows up fast. Choose by square footage and the unit either cycles on and off all October or comes up short in the first January cold snap, sometimes both in the same year.

So the first visit is for measuring, not selling. We drive twenty minutes north on US-2, then work through the envelope, the ductwork, the existing furnace and the electrical service, and walk the yard for a place to set the outdoor unit. If the house has a daylight basement or a bonus room that never matches the main floor, we note that too. The install site visit and the itemized quote that comes from it cost nothing, and the quote stays good for 30 days with cash and financed prices printed side by side.

The service, the snow and the gravel drive

The wild card on most Colbert properties is the electrical service. Picture a 200-amp panel that already powers a well pump, a detached shop, an electric range and a hot tub — then add a heat pump and its backup strips. Sometimes it fits; often it does not. We size up the panel on the same visit and put any upgrade on the same quote as its own line item, permit included. A tired meter base gets a look too, since an upgrade is the natural time to replace it.

Where the outdoor unit sits gets as much attention as how big it is. Snow sliding off a roof or drifting against a wall can bury a unit placed under the wrong eave, so ours go up on a riser above the depth you usually see, with room to breathe and a short copper run to the indoor equipment. We keep it away from the gravel drive, too — a coil downwind of a dusty driveway clogs by August. The load calculation behind the quote uses your real walls, glass, insulation and the direction the house faces, with Colbert design temperatures rather than numbers borrowed from the city.

For a propane home the plan is usually dual fuel: the heat pump carries the house through most of the winter and the furnace takes over below a changeover temperature we agree on together. Install day is one day for a changeout and two when new copper, new electrical and duct changes are involved. Lines are brazed under nitrogen and pressure-tested, the system is pulled to a deep vacuum and charged by weight by technicians holding EPA 608 Universal certification, and we commission it on gauges. Before leaving, we set up a thermostat you can actually use and explain the defrost cycle, so its hiss and steam do not alarm you in January.

Starting installed prices for Colbert systems

Spokane-area starting prices give a reference point: an inverter cold-climate heat pump from $4,900, a heat pump with its own air handler from $5,750 (or from $4,200 when it joins an existing furnace as dual-fuel), and a single-zone ductless unit for a stubborn bonus room from $3,350. Each of those covers the equipment as well as the install. They are the floor, not your quote; the size of an acreage home, the electrical service and the duct layout settle how far above it yours lands, and that figure comes on paper after the visit, which costs you nothing. Brands on our list here are Mitsubishi, Fujitsu, Daikin, Carrier, Bryant and Goodman, and we explain what each step up in tier actually buys you. Rebate eligibility is checked for your address, and when the site visit is booked online a full system comes in up to $500 lower, first-year tune-up included.

Questions we hear

Will a heat pump really carry a 3,000-square-foot Colbert house in January?

One that is sized correctly and built for cold will, with backup for the harshest nights. Today’s cold-climate models still deliver useful heat at minus 13 and lower. We work from a load calculation that uses Colbert design temperatures and agree on the backup changeover with you, so the propane furnace or the strips run only when they ought to.

Do we have to give up the propane furnace?

Not at all — we usually advise keeping it. In a dual-fuel arrangement the heat pump covers the long middle of the heating season cheaply and the propane furnace handles the stretches of real cold. If that furnace is near the end of its working life, the quote carries a replacement option as well, so both paths are priced in writing.

Our panel is already full. Can we still add a heat pump?

Yes. The panel gets looked at during the site visit, and whatever it needs — a new panel, a service upgrade, a fresh circuit — is written into the same quote as its own line item, along with the permit, and the install is permitted and inspected. You see the full cost before anything is scheduled.

Where should the outdoor unit go on an acreage lot?

Somewhere snow will not land on it and drifts will not bury it: up on a riser, clear of any roof edge, with open air around the coil and a short copper run to the house. On Colbert lots we also keep it upwind of, or well away from, the gravel drive so summer dust stays off the fins. We walk the yard and pick the spot together.

Can the bonus room finally be comfortable?

Usually. A two-story plan on one forced-air zone rarely balances, so the bonus room bakes while the daylight basement stays cool. Depending on the ductwork, we recommend zoning the ducted system or adding a mini-split head for the problem room. Either option can ride on the same quote as the main install.

Call, text or book

Send a text with a photo of the furnace label, call, or book online — the online booking is what trims up to $500 from a full-system install. For the system you already have, a repair visit starts with the $99 diagnostic, and that amount is built into the written repair price.
