Liberty Lake · HOA-ready installs

AC and heat pump installation in Liberty Lake, itemized and permitted

The 1990s system near the MeadowWood course is on its third capacitor and first R-22 leak, or the Legacy Ridge two-story still cools its upstairs with window units. Either way, we measure first and write one quote.

On paper Liberty Lake should keep us the least busy, with the newest houses anywhere in our area. In practice it is the opposite. The 1990s homes by the MeadowWood course and along Liberty Lake Road came with builder-grade air conditioners that have now run twenty-five to thirty summers on R-22, past the age where fixing them is a smart use of money. Next in line are the 2000s neighborhoods — Rocky Hill, Legacy Ridge, the streets off Country Vista Drive — where single-stage equipment is starting to show up as a bigger power bill and a repair call most Julys.

We come out I-90 for the site visit carrying a tape, a meter and a load-calculation worksheet rather than a brochure, and the visit costs nothing. The technician measures the house, the windows and the insulation, checks the ductwork for size and leakage, looks at the panel and the service, and asks one question that tends to explain the whole project: how does the second floor feel at four in the afternoon in July? We also ask whether anyone works from an upstairs office, because that changes where the airflow has to go.

MeadowWood, Legacy Ridge and the River District

From the visit comes a Manual J, and from that the equipment. In most Liberty Lake homes it is a cold-climate heat pump paired with the existing gas furnace as dual-fuel, or a straight AC replacement when the furnace is recent. On a dual-fuel job the thermostat hands off from heat pump to furnace at the outdoor temperature where gas becomes the cheaper fuel, and on Avista rates that point sits lower than most owners expect. A variable-speed heat pump can carry a River District house by itself well below 32°F. Owners who would rather keep things simple can replace only the AC and leave a newer furnace alone.

Electrical turns out to matter more than most owners expect. Builders here often filled the panel on day one, leaving no space for a heat pump circuit. The written quote lists the breaker, disconnect, whip and any panel changes as line items alongside the permit, and the finished install is inspected. HOAs care where the outdoor unit goes and how loud it is; if the old pad falls inside a setback, we propose a compliant location before ordering anything.

The written quote breaks out every piece — equipment, copper, pad, disconnect, circuit, thermostat, permit and haul-away — and stays valid for thirty days. Old line sets that are undersized or contaminated get replaced, not reused. Before any refrigerant goes in, the system has to hold pressure and then hold a deep vacuum; the charge is weighed in and confirmed on gauges by technicians with EPA 608 Universal certification, and you receive a commissioning report with the readings. A changeout is usually a one-day job, a new system with fresh copper and wiring one to two. Rental managers and HOA boards that want documentation get the permit, the inspection sign-off and that report.

Liberty Lake starting prices

Any price given ahead of the load calculation describes some other house, so treat these purely as Spokane-area starting prices, not a quote: central air on an existing furnace from $4,150, a dual-fuel heat pump with a matched coil on the furnace you already have from $4,200, and an inverter cold-climate heat pump from $4,900, each figure taking in the equipment along with its installation. Your exact figure follows the visit in writing, at no charge for the visit, cash and financed shown together, and we confirm the model qualifies for any utility rebate before placing the order. Our lines here are Bryant, Carrier, Daikin, Fujitsu, Mitsubishi and Goodman; the manufacturer warrants the equipment and our written warranty covers the work. Book the site visit on our website and a full-system install is up to $500 lower, with the first-year tune-up included.

Questions we hear

Does a heat pump work in a Liberty Lake winter?

It does, as long as it is a cold-climate model. Those keep producing heat down to −13°F and lower, and since most homes here already have a gas furnace, pairing the two means the furnace only fires on the hardest nights. We size the heat pump by Manual J and set the handoff temperature from what you actually pay for gas and electricity.

My HOA has rules about the outdoor unit. Can you work with that?

Routinely. Our quote names where the unit will sit, the clearances around it and its rated sound level, which gives the architectural committee a document to approve. When the existing pad turns out to be inside a setback, we suggest another location before anything is ordered rather than discovering the problem when the equipment arrives.

How do the circuit and panel show up on the quote?

As their own lines. The technician looks at the panel during the site visit, and any circuit, disconnect or panel changes are itemized on the written quote along with the permit. The install is permitted and inspected, and you keep the permit and the inspection sign-off.

Why is my upstairs so much hotter than the main floor?

In many Liberty Lake two-stories the upstairs has longer duct runs, more roof exposure and returns that are too small for the load. A system sized by Manual J helps, and a two-stage or variable-speed unit runs long enough to even out the floors. We check the ducts during the visit and price any corrections separately so you can decide.

What about rebates?

Utility programs change every year, so we do not work from an old list. At the site visit we check which equipment tiers qualify for rebates at your address, lean toward those when they make sense for the house, and complete the forms with you ahead of the install date. That way nothing is left hanging after the crew leaves.
