Kennewick sits in one of the most demanding climates for HVAC equipment in Washington State. Summer temperatures regularly reach 100°F and above — the city averages over 60 days per year above 90°F. Winter brings sustained cold with overnight temperatures dropping into the single digits during cold snaps. That range puts real strain on heat pumps, furnaces, and air conditioning units, and it’s why Kennewick homeowners call us more for HVAC than any other city in the Tri-Cities.

We service furnaces, heat pumps, central air conditioning, and mini-split systems throughout Kennewick — Columbia Center, Southridge, Canyon Lakes, Zintel Canyon, West Kennewick, and all neighborhoods along Canal Drive, Clearwater Avenue, and the Yelm Street corridor. Same-day service is available, and most diagnostic appointments are confirmed within the hour.

Furnace Repair in Kennewick, WA

Natural gas furnaces are the standard heating system in most Kennewick homes — from the mid-century neighborhoods near Canal Drive to the newer builds in Southridge and Canyon Lakes. The most common furnace failures we see from Kennewick addresses are igniter failure, flame sensor failure, and heat exchanger issues. A furnace that starts and immediately shuts off — short cycling — is almost always a flame sensor problem or a pressure switch issue, both fast and inexpensive repairs. A furnace that won’t start at all is usually the igniter.

We also service condensate drain line blockages — a common problem in Eastern Washington’s dry winters when indoor humidity from the furnace humidifier produces mineral deposits from Kennewick’s hard water (150-200 PPM). Blocked condensate lines trigger safety shutoffs and look like furnace failure. We clear the line and assess the humidifier element for scale buildup as part of every furnace service call where the home has a whole-house humidifier.

Heat Pump Repair in Kennewick, WA

Heat pumps handle both heating and cooling in most newer Kennewick homes, and they earn their keep in the Tri-Cities climate — efficient heating down to about 35°F, then backup heat strips take over during the coldest nights. The failure pattern we see most often from Kennewick heat pump calls is capacitor failure in summer. Kennewick’s sustained high temperatures push outdoor units hard during July and August, and capacitors — which help start the compressor and fan motors — fail under that heat load at a predictable rate. A heat pump that stops cooling in the middle of a hot week almost always has a failed capacitor or contactor. These are fast, inexpensive repairs when caught early.

Refrigerant leaks are the more involved heat pump repair. We locate the leak, repair it, and recharge the system properly. We are EPA 608 certified for refrigerant handling — we never add refrigerant to a leaking system without finding and fixing the leak first.

Air Conditioning Repair in Kennewick, WA

Central air conditioning systems in older Kennewick homes — particularly those built before the heat pump became standard — take the hardest hits during the peak of summer. A central AC that’s been running continuously through a 105°F week is working at its design limits. The most common failure mode under those conditions: frozen evaporator coil from low refrigerant or restricted airflow, or a failed capacitor on the compressor. We diagnose and address both same day.

Kennewick’s dry, dusty summers mean outdoor condenser coils collect debris faster than in wetter climates. A fouled condenser coil reduces cooling capacity and forces the compressor to work harder — increasing failure risk on the hottest days. We clean the condenser coil on every AC service call as part of the standard diagnostic process.

Mini-Split Installation & Repair in Kennewick, WA

Mini-split systems have grown rapidly in Kennewick over the last five years — they’re an efficient solution for homes without existing ductwork, room additions, garages, and workshops. We service and repair mini-split systems from all major brands including Mitsubishi, Daikin, LG, Samsung, Gree, and others. Common mini-split repairs include refrigerant leaks, drain line blockages, communication board failures, and outdoor unit fan motor issues. We also carry out mini-split installation for single-zone and multi-zone configurations.

Why Kennewick Homeowners Call Adam & Sam Brothers Repair

Kennewick’s climate demands reliable HVAC — a heat pump failure at 105°F or a furnace failure at 10°F is a genuine emergency. We keep our schedule flexible specifically for these situations. When your system fails in peak conditions, we prioritize getting a technician to your Kennewick address the same day.

Frequently Asked Questions — HVAC in Kennewick

My heat pump stopped cooling during a hot week — what is it likely?
In Kennewick’s summer heat, the most common cause is a failed capacitor or contactor — fast, inexpensive repairs. Less commonly, low refrigerant from a slow leak. We diagnose on the first visit and tell you the exact cause and cost before starting any repair.

My furnace starts and shuts off immediately — what’s wrong?
Short cycling is almost always a flame sensor issue or a pressure switch fault. Both are straightforward repairs. A furnace that short cycles should be diagnosed promptly — running through failed start attempts stresses the igniter and inducer motor.

I am so thankful for their friendly and professional service! They were able to schedule me quickly and diagnose my fridge issues immediately! There was a delay is service only because the manufacture had their email wrong, and our compressor took awhile to ship. As soon as the compressor arrived, Adam & Sam Brothers contacted me and scheduled repair the next day. It is such a relief to find a company that is professional through & through! They did exactly what they said they were going to do and even showed up on time to do the repair! Their contact info is permanently in my phone, just in case another HVAC decides to break down! Thank you!

We are so appreciative of this company's service. I called in the morning and was satisfied knowing that someone would help us with our dryer, which was full of wet clothing and no longer heating. The window of time for expecting a technician was accurate.A technician arrived at our home after 7 (p.m.) and worked till after 9 (p.m.)He rapidly and expertly assessed the problem. He had all the needed parts with him.He worked non-stop replacing parts,he also cleaned years of built up lint in the vent hose and I am now pleased to know how to maintain that myself. The technician was pleasant, professional, efficient, and thorough,as one would expect. We did receive an email invoice with the total charge only, however, it would be helpful if they would offer an itemized invoice. In hindsight,we were probably overcharged for the completed work.We agreed to the the offered quote as it was late in the evening,he traveled far and we were pleased to have him do a great job.I highly recommend Adam & Sam brothers repair.
