Appliance Repair in Mountlake Terrace, WA — Our Home City

Mountlake Terrace is where we’re based. Our shop is at 6302 St Albion Way, in the heart of the city. When you call us from a Mountlake Terrace address, we’re not driving from Lynnwood or calculating a route — we’re already here. That means response times to any part of ZIP 98043 that no other appliance repair company in the region can match. It also means we know this city well: we see the same streets on service calls that we drive through every day.

Mountlake Terrace has changed meaningfully since the Sound Transit Link Light Rail station opened at 236th Street SW in August 2024. The transit-oriented development filling in around the station has brought new apartment and mixed-use buildings to the 236th Street corridor — three to five story buildings with builder-grade Frigidaire, GE, and Whirlpool appliances going into units that are already generating service calls. These are new machines in a high-turnover tenancy environment: door latches, drain pumps, and installation-related failures are the early issues. At the same time, the city’s established residential neighbourhoods — 58th Ave W, 56th Ave W, Cedar Way, 222nd Street SW, 228th Street SW — have 1960s-70s construction homes where appliance ages span from old machines still running to 2013-2019 Samsung and LG renovation purchases now entering peak failure range.

56th Avenue W — Our Commercial Backyard

The 56th Avenue commercial strip is essentially our backyard. Time Out Greek & American Restaurant has been operating on 56th Ave for over 20 years — a Mountlake Terrace institution. Diamond Knot Brewpub @ MLT, Hemlock State Brewery, Baguus Little Asia, Gatiem Thai Cuisine, Grand Père Bakery, Fork Mediterranean Grill, Matsunaga Japanese Cuisine, and Ugly Burger form a commercial dining corridor that generates our commercial refrigerator, range, and ice machine calls alongside the residential service from surrounding streets. When Time Out needs a commercial refrigerator repair before their dinner service, we’re less than a mile away. This is not a marketing figure — our shop and their kitchen are in the same small city.

Apartment Corridors — Van Ry Blvd, Cedar Way, 212th Street SW

Mountlake Terrace’s apartment stock generates consistent property management calls. The buildings along Van Ry Blvd, Cedar Way, and the 212th Street SW corridor are mid-century to 1990s vintage apartment buildings with a mix of Whirlpool, GE, and Frigidaire appliances in various states of age and maintenance. Property managers call us regularly for door latch failures, drain pump failures, thermal fuse calls, and compressor start relay replacements. We give property managers the same fixed-quote transparency as homeowners and honest guidance on repair versus replacement for units where the machine’s age makes repair questionable.

LG and Samsung — Established Residential Neighbourhoods

The established residential streets — 58th Ave W, 56th Ave W residential blocks, and the cross streets between 212th and 244th — had a significant kitchen renovation wave in 2013-2019. LG and Samsung were the dominant appliance choices during those years. Those refrigerators, washers, dryers, and dishwashers are now 7-13 years old. LG linear compressor failure is the dominant refrigerator call we receive from Mountlake Terrace’s established neighbourhoods right now — the same pattern we see across the north Seattle area where this renovation wave happened. We hold LG Factory Authorized and Samsung Authorized service certifications, which means our diagnosis is accurate, our parts knowledge is current, and for machines still under manufacturer warranty, our service may be covered.

Ballinger Park, Recreation Pavilion — Active Household Laundry

Mountlake Terrace’s outdoor amenities drive active household laundry. Families using Ballinger Park’s 55 acres — boat launch, fishing pier, Hazel Miller accessible playground — and the Recreation Pavilion’s indoor pool, fitness center, and sports courts return with genuine laundry: athletic gear, swim towels, trail clothes from Terrace Creek Park’s forested trail. These high-cycle-count households wear down drain pumps and drum rollers faster than sedentary households. We factor usage patterns into our repair assessments when relevant.

They came to fix our A/C. They accurately diagnosed and repaired our air-conditioning in less than an hour. He even cleaned the inside of the A/C and made sure no mess was left behind. Very polite and professional.

He was able to come same day and gave us an hour window instead of 4 or 6 like other shops. He was clean, kind, professional, and very fast. He had all the parts and we are very satisfied.

I am so thankful for their friendly and professional service! They were able to schedule me quickly and diagnose my fridge issues immediately! There was a delay is service only because the manufacture had their email wrong, and our compressor took awhile to ship. As soon as the compressor arrived, Adam & Sam Brothers contacted me and scheduled repair the next day. It is such a relief to find a company that is professional through & through! They did exactly what they said they were going to do and even showed up on time to do the repair! Their contact info is permanently in my phone, just in case another HVAC decides to break down! Thank you!

We are so appreciative of this company's service. I called in the morning and was satisfied knowing that someone would help us with our dryer, which was full of wet clothing and no longer heating. The window of time for expecting a technician was accurate.A technician arrived at our home after 7 (p.m.) and worked till after 9 (p.m.)He rapidly and expertly assessed the problem. He had all the needed parts with him.He worked non-stop replacing parts,he also cleaned years of built up lint in the vent hose and I am now pleased to know how to maintain that myself. The technician was pleasant, professional, efficient, and thorough,as one would expect. We did receive an email invoice with the total charge only, however, it would be helpful if they would offer an itemized invoice. In hindsight,we were probably overcharged for the completed work.We agreed to the the offered quote as it was late in the evening,he traveled far and we were pleased to have him do a great job.I highly recommend Adam & Sam brothers repair.
